  1. How do you determine the best approach to your roofing and waterproofing needs?
    – Most of the time the process begins with a water intrusion. There’s a leak that needs to be addressed. Do we have a go to contractor that will fix the leak? If not, who do we call?
    – The problems persist and we’re being told we need a new roof.
    – The price given is for an approach we know little about and the price is beyond our budget expectations.
    – Since this is a capital expense we need at least 3 bids, so numerous contractors are contacted to provide quotations. Who do we call?
    – We get 4 contractors to provide quotes.
    – Every contractor wants to visit the site at different times. This results in the building owner’s representative having to entertain 4 or more different visits. The times frequently get changed. Not everyone show’s up on time.
    – Every quote is a different approach and the prices vary. How do we decide?
    – Half the contractors want to have a follow-up visit to promote and sell their proposal. They try to find out where the quotation stands and if the feel they are not in the running, they’ll ask to submit another proposal that is often not the same as their original. Once another proposal is offered, the follow-up process continues.
    – This is a difficult, time consuming and expensive process at best.
  2. We need to know what is on your building and why you are experiencing problems.
  3. Most commercial low slope roofs contain insulation. Is the insulation wet? If yes how much is wet? The only way to know for sure is to perform a moisture survey. There are numerous methods; handheld infrared, aerial infrared (drone), electrical capacitance, and nuclear are the most common. These surveys provide objective information to help make the proper decision.
  4. Once we have this information, we take the 4R’s into consideration; Repair, Restore, Retrofit and Replace.
    Note: Proper planning and being proactive to the building’s needs provides the most economical and longest lasting results!
  5. What are the current budget limitations and future budget considerations?
  6. Choose the approach that is right for you, short, medium, and long-term. It may be repair today, set up a maintenance program, restore or replace tomorrow.
  7. Put together detailed specifications for the choice(s) chosen. Get apples to apples bids for a proper comparison. We need that base bid compliance before considering alternates. If a contractor cannot follow the base bid requirements, do you think the alternate being offered will truly meet your needs? In reality, most alternates are not improvements on what you are originally requesting. They are usually shortcuts or inferior systems to what you were asking for.
  8. Within the specifications build in protection such as experience, licensing, insurance requirements, payment and performance bonds, number of working days to complete the project, the date they can start the project, if extra work is required the costs for labor and materials, unit prices for typical items not included in the base bid, manufacturer approvals, sample of the warranty, product data sheets, safety data sheets and for the contractor provide all of required submittals prior to awarding the contract.
